History
Elk Grove may be unique in that it
has moved twice - both times in search of better transportation for its
residents.
The central town of Elk Grove began in
1850 along the route of today's Highway 99 in what is now the southern part
of the community. Then, when a railroad line was constructed through the area
in 1874, residents began moving eastward to be closer to the tracks. Years
later, when cars replaced trains as the quickest form of transportation, Elk
Grove's population shifted back toward Highway 99.
Today, the area commonly called "Elk
Grove" sprawls over all three of its early locations.
James Hall is considered Elk Grove's
founder. He built the Elk Grove Hotel and Stagestop on Upper Stockton Road
in 1850. This road linked Sacramento and Stockton. Whatever the origin of the
name, in May 1854, the hotel's moniker became the official name of the area
post office, also run by Hall. In 1892, Elk Grove had about four hundred
residents. The town included a post office, telegraph office, a Wells Fargo and
Co. express office, two hotels and several stores, schools and
churches.
Elk Grove was a farming community. A
steam mill put out eighty bushels of flour a day from the thriving wheat
fields. Hops and grapes were also grown in the area, as well as fruits.
Carpenters, shoe makers, butchers, and saloon keepers plied their trade in the
little town, as did a doctor, Dr. James McKee. The little town had its own jail
and courthouse.
Elk Grove Park was established in the
first years of the twentieth century on the site of what was formerly known as
Graham's Cove. The grove was one of the last remnants of the mighty oak forest
that once covered the south county area.
When the war ended, living in Elk
Grove still meant that "Everyone you saw when you walked down the street, you
knew." That began to change over the years, as development began in the 40's
and early 50's.

Education
Some forty thousand students attend
classes each day in the district, making it the thirteenth largest in the
state. That figure represents a dramatic rise in the district's student
population, which was only eighteen thousand, two hundred and twenty-eight in
1997.
And look out for the
future.
13th
largest School District in California
Officials expect that by 2010,
approximately eighty thousand students will attend classes in the
district.
The number of schools, now forty-two,
will increase by at least thirty-four.
In about twelve years, Elk Grove
could become one of the five or ten largest districts in the
state.
Shopping
Elk Grove - Laguna is becoming a
destination shopping spot for surrounding communities. Few new shopping centers
opened in the area until two years ago. Diversified Shopping Centers opened
three of the most successful shopping centers in the area, and the centers
continue to be the focus of retail growth in the area.
Health Care
Elk Grove Laguna residents have close
access to several major area health-care facilities, although it helps to
belong to a medical care program, such as an HMO or PPO, when confronted with
health concerns.
Methodist Hospital of Sacramento,
affiliated with Mercy Healthcare Sacramento, is open to the general public in
need of emergency care. It is used extensively by Elk Grove and Laguna
residents, even though its Hospital Drive location north of Cosumnes River
College is a few miles to the Sacramento side of Elk Grove.
Kaiser Permanente South - officially
known as the South Sacramento Medical Center - is a huge facility limited to
members of its health plans. The 6000 Bruceville Road hospital employs one
hundred and sixty-two physicians and is licensed for two hundred and twenty-one
beds.
Another important area medical
facility is the Sutter Medical Plaza at 8170 Laguna Blvd. A members-only
facility operating in conjunction with most health plans, including HMO and PPO
plans, the medical staff brings primary and specialty care to area
residents.
UC Davis Medical Center has a family
health group and a small medical building. Those with emotional or substance
abuse challenges can find help at BHC Sierra Vista Hospital.
Numerous medical clinics, physicians'
offices and alternative health care providers dot the Elk-Grove Laguna
landscape. Consult the phone directories or ask neighbors for suggestions for
health-care providers.

Disclosure Laws >Defects Must Be Revealed
Disclosure laws make it important to reveal all material defects when you are selling a home. It is important to be absolutely candid with your agent and all buyers about the condition of the property. If there is anything wrong with the roof, the plumbing, the wiring or structure, it will probably not remain a "sleeping dog". The problem will probably wake up, snarl, growl and snap at your ankles at the precise moment your buyers feel their first stirring of buyers' remorse.
It is unlikely that defects will go undetected, because most buyers get a home inspection before they are contractually obliged to complete the purchase. Even if the problems do not surface before the closing, your liability does not end after the closing for any defects you may have forgotten to report. Buyers almost never accept misrepresentation graciously, but they can usually deal with a house that is short of perfection if they know what they are getting into from the beginning. When selling your home, your real estate agent will provide you with a seller's disclosure form. Protect yourself by clearly describing any material defects prior to the sale.
